Frequently Asked Questions

Concrete Safeguard

What is Concrete Safeguard?

Concrete Safeguard is a water-based siliconate concrete and grout sealer that penetrates from the top down for strengthening, waterproofing and preserving concrete and grout. It protects against hairline cracking and decomposition by polymerizing the pores and providing long-lasting protection.

This environmentally friendly sealer is not a surface coating and will not change the physical aspects of the present structure. It can be used on stucco, brick, concrete and cement block.

How does Concrete Safeguard Work?

Concrete Safeguard can be applied by using a sprayer or a roller. When applied, it penetrates the concrete. When it comes into contact with the alkali in the concrete, it turns into a gel and moves in all directions, filling in pores and hairline cracks. This gel emulsifies oil, acid, juice and other matter, forging it to the top to be washed away.

The gel starts to turn hard like the concrete itself. The hardening action reaches maximum hardness in 90 days. You can walk on the surface immediately after the product is applied. But, do not get the treated surface wet for 8 hours.

Why should I choose Concrete Safeguard?

BCI's Concrete Safeguard seals, strengthens, and conditions all concrete structures.

It locks out contaminants such as acid, oil, alkali, certain minerals and much more.

No need to paint or epoxy the surface for protection. Concrete Safeguard waterproofs and preserves without any visible sign of change other than whitening.

It ends concrete dusting and crumbling of stucco. Resists the formation of algae and mildew.

Best of all, it lasts 3 years or more, unlike other sealers that last only one season.

Is Concrete Safeguard VOC Compliant?

Yes, Concrete Safeguard and Top Seal 15 are both VOC compliant.

How can I tell if the sealer is still working?

You will only see the sealer in action when your surface is wet. Your surface says lighter when it is sealed because the water is blocked from penetrating.

How long before I can walk on or drive on the sealed surface?

Walking allowed when surface is visibly dry. Allow 12 hours prior to driving on sealed surface.

How is the sealer applied?

Both sealers are sprayed on using a commercial sprayer. Top Seal is hand painted around sensitive areas to avoid contact with lawns, shrubs, flowers and house siding.

Top Seal 15

What is Top Seal 15?

Top Seal 15 is a non-yellowing acrylic-based sealer perfect for decorative concrete and is often used as a concrete curing agent.

Top Seal 15 is easy to apply and does not discolor or delaminate.

How does Top Seal 15 work?

Top Seal 15 coats the top of the concrete filling in every detail.  Two coats are applied, three coats if the surface is completely worn on decorative concrete.  Once the sealer dries, the coated concrete surface is protected.

Top Seal 15 that is used as a cure is sprayed on newly poured concrete to help protect the concrete.

Why should I choose Top Seal 15?

BCI spent years working on the perfect formula for Top Seal 15 that would be easy to work with and long lasting without premature delamination.  We found that using high quality ingredients is the secret.  The high quality ingredients make for a high cost product which is why you will not find our sealers on store shelves.  We can offer our high quality sealers at competitive prices only by selling to you directly.

Is Top Seal 15 VOC Compliant?

Yes, both Concrete Safeguard and Top Seal 15 are VOC compliant.

Can Top Seal 15 be colored?

No.  Our sealer is clear in color so that it will bring out the color in colored decorative concrete.  However, our sealer will work with concrete dye products, such as the dyes used from DirectColors.com.

How can I tell if the sealer is still working?

The shine will oxidize or fade over time, which means it is time for a re-seal.

How long before I can walk on or drive on the sealed surface?

Sealed surfaces are usable in approximately 1 hour, depending upon temperature and humidity.

How is the sealer applied?

Both sealers are sprayed on using a commercial sprayer. Top Seal is hand painted around sensitive areas to avoid contact with lawns, shrubs, flowers and house siding.
